Party Wall Procedures for Semi-Detached vs Terraced Houses
The legal procedure is identical for semi-detached and terraced houses. What differs is how many owners you must notify. A semi has one shared wall and one neighbour, while a mid-terrace house has two. An end-of-terrace has one, plus any excavation-related neighbours.
Count your neighbours
Only neighbours affected by the work need to be served. A loft conversion needing steel beams bearing on both walls affects both neighbours.
- Semi-detached: one shared party wall, so usually one adjoining owner
- Mid-terrace: two party walls, so up to two adjoining owners
- End-of-terrace: one party wall
- Detached: no party wall, but excavation near a neighbour can still trigger Section 6
Same steps, more repetition
Notice periods, the 14-day response, the appointment of surveyors and the award follow the same rules. In a terrace, you may end up with two notices, two awards and two neighbours' surveyors, or one agreed surveyor acting for everyone if all agree.
What tends to differ
Semi-detached houses often have a party wall that is thick masonry and a flank wall alongside a gap. Terraced houses often have chimney breasts on shared walls, shared roof timbers and sometimes shared drainage. Work such as chimney removal, beams and loft conversions affects the shared structure directly.
Ground-level work near the boundary, such as a side return extension, can involve Section 6 if it goes below the neighbour's foundations. Terraces often have shallow foundations.
Neighbours may not agree with each other
One neighbour may consent while the other dissents. Each notice is dealt with on its own. That can make timing harder. Agreeing one surveyor with both neighbours can help, but is not obligatory.
Choosing your surveyor
Ask if they regularly work on your house type. Get a written quote that says clearly what happens if you have two adjoining owners. Cost depends on the number of notices, awards and site visits.
