What to Do If Your Neighbour Claims Your Building Work Cracked Their Ceiling
Take it seriously and respond quickly. Under the Act, the building owner must make good damage caused by the work. That does not mean every crack is your responsibility, so inspect, compare with records and agree the cause with the surveyors.

- Reply in writing within a day or two and thank them for raising it.
- Ask for photographs and the date they first noticed the crack.
- Compare with the schedule of condition and any earlier photographs.
- Tell your builder and check whether your insurer must be notified.
- Ask your party wall surveyor to inspect with the neighbour's surveyor.
- Pause work near that area if vibration or loading could be involved.
Do not dismiss or admit yet
Avoid saying it was definitely not you, and avoid saying it was definitely you. Neither position is safe before an inspection. Offer to look at it together and say you will put right anything the work caused.
A defensive reply often turns a small repair into a dispute.
Working out the cause
Ceiling cracks have many causes, including old settlement, drying out, loose plaster or past repairs. Work can cause cracks through vibration, loading, propping or removal of support.
A schedule of condition taken before work is the best evidence. If the ceiling was recorded as cracked, that is clear. If it was recorded as sound, the neighbour has a stronger case.
If the work caused it
Agree the repair with the surveyors and, if possible, the neighbour. Use a competent contractor and match finishes sensibly. Note that the Act allows the building owner to pay the cost instead of doing the repair, where that is agreed.
Keep a record of what was agreed and when it was completed.
If it did not
Explain why with evidence, not argument. The surveyors can confirm it. If the neighbour still disputes it, the award process and the third surveyor route can help, with court as a last resort.
