Party Wall Surveyors for New Build Housing Estates (Flank Wall Rules)
On new build estates, the developer builds the party walls, and later owners meet the Act when they alter their homes. Flank walls, which face a side boundary, matter where an extension or excavation is planned. Choose a surveyor familiar with modern construction and warranty conditions.
What is different about new builds
Modern semis and terraces normally have a masonry party wall, often with a cavity and acoustic and fire separation. Houses are usually built close together, with narrow gaps or shared boundaries. Foundations are designed to modern standards, but the walls are not necessarily suited to being cut or loaded later.
Flank walls
A flank wall is the side wall of a house, often facing a neighbour across a small gap or on the boundary. It is not always a party wall. Whether work near it needs notice depends on whether it stands on the line of junction, whether you build against it, and whether you excavate close to a neighbour's foundations.
Ask your surveyor to check the plans and the title plan, as estate boundaries can be tight.
Later owners' projects
Some homes are still under a structural warranty. Read its conditions before altering structure, and ask the provider. That is separate from the Act.
